Carl Bommarito, Director
Mr. Bommarito earned degrees in Project Management and in Architecture, and has nearly 25 years of experience in all aspects of real estate development. After working for other development companies for 18 years, including 15 years in the creation and sales of MCO Properties Fountain Hills, Arizona master planned community, he established Vision/5 Development in 2002. He is responsible for the overall creation of each development Vision/5 selects to pursue. Property analysis, project concepts, market review, competitive analysis, product design and land entitlements on roughly 50% of the projects are under his direct management. The structure of all financing and the preparation of each project’s business plan are all administered by him.
Mr. Bommarito has experience and knowledge in every aspect of development, including real estate appraisal, civil engineering, architecture, construction, market analysis, sales and financing. Creation and development of masterplanned communities has been his primary focus since 1995.
Catherine Sanders, Operations Manager
Ms. Sanders joined Vision/5 in 2006, and is responsible for all operational facets of the company. She oversees accounts receivables/payables, insurance and risk management documentation, reviews consultant and contractor invoices, screens proposals, and prepares contracts. All financial spreadsheets are created and administered by her. She has also been highly involved in the management of several of the projects through zone changes, platting and construction approvals, including coordinating architect, engineers, correspondence and meetings with municipal representatives, attend municipal approval hearings, and prepare documentation for all submittals.
Ms. Sanders' 20+ years of diversified education and professional experience is well suited to land development. She has project management and administrative experience in the civil/environmental and building engineering consulting field. More recently, she has worked in facility/building management in commercial real estate and holds a real estate license in the State of Arizona. All of this has been an asset when working with municipalities, consultants, contractors and vendors.
Peter Lesio, Sales/Marketing Director
Mr. Lesio earned a Masters Degree in "Creativity & Innovation" at the University of Buffalo, and has 24 years of experience in every aspect of marketing, advertising and sales team management. Before becoming an associate at Vision/5, Peter was the national Vice President of marketing at Robson retirement communities. He led a team of 75 employees in national marketing/advertising campaigns. From inception he created the "preferred guest program", a visitation program that has produced over $1.5 billion in residential sales volume within Robson's five southwest masterplanned communities. His national marketing campaigns, including the guest visitation program produced the following results from 1991 thru 2007:
- Sun Lakes Resort Community: 19% closing ratio
- Sunbird Resort Community: 36% of project closings
- Saddlebrooke for Active Adults: 18% closing ratio
- PebbleCreek Resort Community: 55% of project closings
- Quail Creek Masterplnned Resort: 67% of project closings
- Robson Ranch – Texas: 53% of sales, 17% closing ratio
- Robson Ranch – Arizona: 46% of all project closings
David Warner, Construction Manager
Mr. Warner has over 18 years of experience as principal and general manager of real estate investments, including multiple corporate business ventures, from project acquisition through completion. His experience includes sourcing financial transactions that involved managing a revolving $75 million line-of-credit with Barclays Bank of NY.
Throughout his career he has managed over $400 million in business transactions. He has nearly two decades of experience with entitlements and land development infrastructure, including major arterial roadways and collector streets, municipal water treatment plants and pumping stations, and all phases of vertical construction and contract negotiations. Throughout his career, Mr. Warner has focused his ventures towards the ever-increasing market of seniors and the retirement age segment.
In his efforts to expand his experience in this arena, he took a position with Pulte/Del Webb where he managed a wide variety of market segments. This included the 900-acre master planned community of Stetson Valley. This Pulte/Del Webb flagship community was the largest planned unit development within the city limits of Phoenix, Arizona. This community had to meet the design criteria of both senior and a younger clientele. Mr. Warner’s hands-on civil engineering approach focused design criteria to meet the senior living ADA challenges and requirements throughout all recreation facilities. He has coordinated multiple multi-million-dollar planned park developments, which focused on senior friendly activities such as walking trails, exercise stations, and entertainment criteria including bird watching and pet play areas.
Mr. Warner’s commitment to the Pulte/Del Webb vision of the senior segment will help maintain an edge for sales success throughout the country. He maintains a Residential/Commercial General Contractor’s license in Utah and Arizona.
